This light commercial development is located in a geologically very challenging area of Rotorua. With weak and sensitive volcanic soils, unknown manmade fills, high water table and liquefiable soils, the project demanded a high level of engineering without the high cost.
The concrete tilt slab and steel portal frame required a shallow foundation system to provide seismic performance with varying and concentrated loads from the building’s use.
BSK Consulting Engineers worked closely with the client, architect and contractor throughout using an early contractor involvement model to optimise cost, construction programme and building performance.
The greatest challenge of all was to design a system that could be built over and around the existing plant and remain fully operational without a piled foundation. Staged undercuts, preloads, lightweight composites and various geo fabrics were used to achieve this brief and provide resilience against the many geotechnical hazards for the site.
The designer and contractor relationship were maintained throughout construction to refine solutions and find alternatives to challenges met through the everchanging site.
BSK also completed the structural design for the development.
